It is a hill farm in the South Tyne valley which comprises the following: grass meadows and pastures (c.300 acres), moorland (c.700 acres) and woodland (50 acres). The estate is in an Area of Outstanding Natural Beauty and has 2 Special Sites of Scientific Interest one of which is the moor, as well as being designated as a Special Conservation Area.

The estate is in the middle of the northern tip of the Pennines and is located on the eastern side of the River South Tyne opposite the village of Slaggyford, Northumberland.
